Vermiculite Attic Insulation and Asbestos: A South Florida Guide

Zonolite-era vermiculite may contain tremolite asbestos. Here is how to identify it and confirm what is in your attic.

6 min readUpdated April 22, 2025

Key takeaways

  • Vermiculite sold in the U.S. before 1990 often came from a Libby, Montana mine contaminated with asbestos.
  • Never sweep, vacuum, or disturb vermiculite before testing.
  • TEM analysis is preferred for vermiculite because tremolite can be missed by standard PLM.

How to identify vermiculite

Vermiculite looks like loose, pebble-sized, gold-to-brown flakes. It pours easily and often sits between attic joists in a thin layer. If you can see the top of the joists, you are likely looking at a loose-fill insulation like vermiculite or cellulose.

The right way to test

Our inspectors work from a ladder at the attic hatch — we do not walk on the material. A small composite sample is drawn using a pole-mounted collector, sealed on-site, and sent to a lab for TEM analysis. Results typically return within 3–5 business days.

"Honest people. They told us we probably didn't need to remove our floor tile if we weren't disturbing it — that saved us $8k. We used them for the clearance later."
